Building Maintenance Administrator – Multifunctional Building

About the role

Kastrati Construction is looking for a responsible, organised and managerial candidate to run the administration and maintenance of a multifunctional building in Tirana, which includes residential apartments, office spaces, retail units and underground parking. The position reports to the Board of Administration and is full time.

Key responsibilities

• Plan, coordinate and supervise daily building maintenance, common areas, entrances, corridors, facades, technical rooms and underground parking
• Monitor electrical, hydraulic, water supply, drainage and HVAC systems, and coordinate periodic maintenance of elevators, fire protection, generators and pumps
• Manage the technical team and cleaning staff, assign tasks, monitor quality and identify training needs
• Coordinate external service providers, follow maintenance contracts and check work quality
• Handle emergencies such as leaks, power outages and blockages, and ensure evacuation routes stay clear
• Respond to residents' requests and complaints professionally, and inform them of planned works
• Track maintenance costs, prepare material requests and maintenance budgets, and keep technical records

Required profile

• Previous experience in building administration, maintenance or technical management
• Experience coordinating technical teams and supervising service staff
• Experience working with external companies and maintenance contracts; residential, commercial or office buildings are an advantage
• Higher education in engineering, administration or property management is an advantage

Required skills

• Knowledge of electrical, hydraulic, HVAC and fire safety systems
• Preventive and corrective maintenance knowledge
• Computer skills for documentation and reporting
• Organisational, leadership and communication skills
